- Considering the relevance of promoting the construction of housing properties and creating the conditions for bank customers to take out housing loans compatible with the average level of earned income;
- It becomes important, while market interest rates do not converge to levels that make long-term credit accessible, to create conditions for the development and promotion of mortgage credit for the acquisition of residential properties, as well as to reinforce the role of interest rate as a monetary policy transmission channel, in a context of low penetration of medium and long-term credit in the national market;
- In this context, the National Bank of Angola sought to establish an interest rate for mortgage loans, which anticipates the expected market interest rate levels in a context of an inflation rate closer to its objective;
- In order to compensate Commercial Banks for the subsidy inherent in the interest rate offered to their customers, the National Bank of Angola allows the deduction of financed amounts from mandatory reserves, thus enabling the profitability of these funds;
- The granting of credit by Commercial Banks under the terms established by the National Bank of Angola is always dependent on the financial capacity of the credit applicant to fulfill his obligations under the financing contract, as well as the fulfillment of other conditions normally applicable to credits of the respective nature.
Pursuant to the combined provisions of article 26 of Law no. 14/21 of 19 May - Law on the General Regime of Financial Institutions and articles 30 and 54 of Law no. 24/21, of 18 October - Law on the National Bank of Angola.
You have the possibility of applying for a Home Loan with a term of up to 30 years at an interest rate of 7.00%:
- For the purchase of a completed property ready to move into
- You may apply for financing to acquire a move-in-ready home, for an amount of up to AKZ 150,000,000.00, in the case of a single borrower, provided there is an eligible bank guarantee in place.
- Letter of Credit Request;
- Identification documentation of the Bidder(s) - copies of the BI, Residence Permit;
- Declaration/Letter from the employer
- Salary Receipts for the last 3 months (Expendable if the client is self-employed);
- ICO Bank Statements with a minimum of 6 months (applicable in cases where the Client does not have domiciled maturities);
- Property appraisal report carried out in accordance with the Bank's internal procedure;
- Promise Purchase and Sale Agreement or Pro-Forma Invoice or Declaration of Sale;
- Certificate of Land Registry updated with the detachment of the property;
- Deed of property right or Deed of Surface Right or Promise of Purchase and Sale Agreement or Promise Contract of Surface Right.
